“As a builder, this is what you live to do,’’ said Whipple, the founder of Heritage Home Construction who has 30 years in the business. “With each project, I get excited about visualizing it and seeing it evolve. I see the air and the land and I know exactly how I want it to look. There are not many people who can visualize an entire project.”

What Whipple visualizes for the site on Garibaldi Lane are four homes, each equipped with five bedrooms, five full baths, three half-baths in 5,200 square feet of living space. Whipple said he has recently started pulling together permits, and occupancy will be in late 2014 or early 2015. The homes are being marketed by Rachel Walsh of William Pitt Sotheby’s International Realty for $2,495,000 each.

What makes the homes unique is their outstanding design and near-town location. Whipple’s homes will combine architectural features taken from New York brownstones with traditional New England style.

“It’s downtown living,’’ Whipple said. “The homes offer a lot of living area on a smaller footprint. I did a similar project in Ridgefield and it was very successful. People have absolutely raved about the homes.”

Besides the proximity to downtown, Whipple said buyers will enjoy four finished floors. The first floor will include a gourmet custom kitchen, breakfast area, family room, wet bar, dining room and mudroom. The second floor includes the master and three secondary bedrooms, and a fifth bedroom is on the third floor. The proposed plan for the basement includes an exercise room, playroom and two areas of unfinished space.

“The homes will also be located on town water and sewer lines,’’ Whipple said. “We’re finding that people like that because it adds to the simple living concept of the development."

In addition to simple living, Whipple is looking to offer low maintenance homes which include the use of environmentally safe spray foam insulation, which reduces the overall heating and cooling costs.

The homes will sit on lot sizes ranging from 1 to 2.5 acres. Each home includes a two-car attached garage and a pool site. Floor plans can be modified per buyer requests, and other features can be customized by buyers as well.

“We have gotten out of the ‘McMansion’ period,’’ Whipple said. “People want homes that make sense size-wise with an ease of living and less maintenance. And, the fact that the homes are within walking distance to town will add to the overall appeal to a lot of buyers whether they are new to town or are downsizing from a larger home." Whipple's plan is simple, he wants buyers to "enjoy their lives."
