Smith said inventory is available in all price sectors. “The lower the prices, the more buyers there are available to absorb inventory,’’ she said. “There are some people at the lower price ranges who will move up to the next price range. It’s really a good opportunity for buyers right now. This spring is a great chance to get into a home, especially if they are coming from another area.”

On the Berkshire Hathaway HomeServices website for Fairfield, more than 30 homes in the region are listed for sale between $300,000 and $1 million. That number will undoubtedly swell in the next few weeks as sellers place their homes on sale for spring.

“The homes at $500,000 and below will move the fastest,’’ Smith said. “Homes in the $300s and $400s are selling more than anything else. A few people are scaling down and they don’t need the 5-bedroom, $1 million house. The lower price range is also where we will see the first-time homebuyers.”

Fairfield, with its highly-regarded school system, vibrant downtown, beaches, proximity to transportation and other amenities remains a coveted landing spot for families. “I don’t think there’s any reason that won’t continue,’’ Smith said.
