Higgins Realtor Turns Marketing Savvy Into Successful Real Estate Career

FAIRFIELD, Conn. -- Todd David Miller joined Higgins Group and Christie’s International Real Estate in Fairfield three years ago with marketing strategies he developed in New York, creating one of the nation’s top public relations companies. In just three years, he has transferred those skills to real estate and is one of the Fairfield County’s most successful realtors.

“I had a phenomenal career,’’ Miller said. “But you have to find your passion in life and figure out how to make money doing it. I figured out how to make money, but it wasn’t my passion. I wanted to do something where I could still leverage my marketing skills but do something I was passionate about. Working in real estate has allowed me to use the skills I have with something that I’m passionate about.”

Miller brought the ideas he created in marketing and brand development in New York to Fairfield County real estate. With many new homeowners coming to the county from New York, he was able to connect with many of them.

“There’s a tremendous amount of similarity between my previous career and real estate,’’ Miller said. “When I go into a listing presentation, I want to figure out the best marketing plan so that the house is seen in the best possible light. The big thing I’ve done is networked extremely hard and used social media to market houses. I sold three homes this year through Facebook, which is pretty interesting.”

One example of Miller’s creative approach is featured in his listing for 2 Broadview Road in Westport. The six-bedroom, nine-bathroom home has 9,661 square feet and is listed for $7,788,333. Miller’s video of the home features ballerinas dancing throughout the classically inspired masterpiece, which includes a fitness room, wine cellar, adult game room, kids game room, theater, study and great room.

Miller also works closely with photographers at every home he markets. He lines up the angles and approves the picture before the photographer snaps it.

“I like to put on my creative hat,’’ said Miller, who has sold $16 million this year and has $40 million in current listings. “I try to be very innovative in the way that I show a house. I’m constantly looking at how the West Coast is doing things. They tend to be leaps ahead of us. I take those concepts and apply them here. I’m implementing them in a crowded market to stand out and sell houses.”

Miller said making the jump as the nation was coming out of recession was not a concern. “My wife was behind it,’’ he said. “She put her faith in me. I had a track record of being proactive and a record of building something successful.”

He also found a perfect partner working with Higgins Group and Christie’s International. Christie’s is a luxury real estate brand with an extensive reach to homebuyers worldwide, with 600 offices and 33,000 agents in 47 countries. Higgins Group has 500 agents and 11 offices in Fairfield County.
